 LUNENBURG BOARD OF HEALTH 
MEETING MINUTES 
Monday, October 6, 2025 
 
The Board of Health met at 4:30 pm at the Ritter Memorial Building  
 
Members Present:  Matt Proctor, Paul Fortin, Lorraine Rudd and Nick Pirro.   
 
MINUTES APPROVED 
 
August 18, 2025 
September 15, 2025 
 
On motion by Fortin and second by Pirro, the minutes were approved.  All in favor. 
 
 225 ISLAND ROAD 
 
Chris MacKenzie together with Tom  Bertram, owner , met with the board.  They are proposing an 
addition to the house.  Variances requested are: 
 
Offset to foundation:  10 feet to 5 feet 
Sewer line under slab (will be sleeved) 
There is a scrivener’s error on the original permit limiting the permit to no expansion (to be removed) 
 
After discussion and on motion by Pirro and second by Fortin, the variances were approved and the 
restriction removed from the original permit as follows: 
 
Pirro – Yes 
Fortin – Yes 
Rudd – Yes 
Proctor – Recuse 
 
1498 LANCASTER ROAD 
 
Chris MacKenzie met with the board on behalf of the owner.  This system is in failure.  Groundwater is 
at 36 inches.  A Presby system is proposed. 
 
Variances requested: 
 
Offset to groundwater from 4 feet to 3 feet; 
Sieve Analysis 
Inlet and outlet tees 
Offset to wetland from 100 feet to 71 feet 
Use of a Presby 
 
After discussion and on motion by Pirro and second by Rudd, the board voted to approve the variances.  
All in favor.
