LUNENBURG HOUSING AUTHORITY 
 
MINUTES OF THE REGULAR MEETING 
 
November 15, 2018 
 
Members Present:   Paul Doherty, Vice Chair 
Deborah A.H. Christen, Member 
     Linda McDonald, Member 
 
Members Absent:   Caroline Fortin, Member 
 
Also Present:    Benjamin Gold, Interim Executive Director 
Denise Ivaldi, Recording Secretary 
      
1. The Chair declared a quorum present and opened the meeting at 6:30 p.m.   
 
2. The minutes of the October 25, 2018 meeting were presented.  Deborah Christen made a motion 
to accept the minutes ; Linda McDonald  seconded.  All  were in favor and the minutes were 
accepted. 
 
3. The Executive Director Report: 
• FHA/LHA Update – Fitchburg is separating, interviewing for Executive Director.  Hope 
to have someone in place by January 1, 2019.  We are working to move FHA employees, 
computers and phones to Fitchburg soon. 
• Ben Gold will be attending the NAHRO Fall Conference December 3-4. 
• We received a letter from the laundry company stating there will be no rate increase  as 
previously posted, their error. 
• December board meeting on the 13th, if needed as Ben Gold will be out of the office on the 
20th.  The board was fine with the change in date. 
 
4.  Financial Report (October 2018): 
• Page F2 – Reserves are at 38.35%. 
• Page F3 – We are a little behind. 
• Utilities are caught up. Maintenance is a little behind; hope to even out by year-end. 
 
Deborah Christen made a motion to accept the October 2018 financial reports. Linda McDonald 
seconded; all were in favor. 
 
5.  Modernization Report:    
• No discussion; no on-going projects. 
 
6.  State-Aided Housing Report: 
• We received 28 standard applications in September; 1 4 elderly/young disabled and 14 
family. 
• There are 889 applicants on the waiting list. 
• No lease-ups; one vacancy 
• We are 98.15% occupied.

7.  Old Business:  None 
8.  New Business:  The following resolution was presented: 
Ben Gold went over the 2019 budget noting we were requesting a little less for utilities, budgeted 
$9,000 more for maintenance and $8,600 to complete the roof. 
2019 4001 OPERATING BUDGET  
RESOLUTION 201817 
WHEREAS: The Lunenburg Housing Authority is required by DHCD to submit an 
approved 4001 Operating Budget for State -Aided Housing for Fiscal Year 
2019 and, 
NOW THEREFORE BE IT RESOLVED, 
That the Lunenburg Housing Authority Board authorizes submission of the 
4001 Operating Budget for State-Aided Housing for Fiscal Year 2019 to 
the Department of Housing and Community Development, as directed by 
DHCD and recommended by the Interim Executive Director, 
RESOLVED, Motion made by Linda McDonald to submit the 2019 Operating Budget for 
State-Aided Housing of the Lunenburg Housing Authority to the Department 
of Housing and Community Development. 
SECONDED,    Deborah Christen seconde d the motion, and the motion was passed by a 
unanimous vote.

10. No Resident Participation Requested. 
11. Deborah Christen  made a motion to adjourn the meeting at  6:47 p.m.  Linda McDonald
